Do I need a great credit score?

No. As you'd be buying a business with a proven track record and has been running at least the last 3 years profitably, the commercial lending will be mostly based on the business. Some adverse credit is tolerated.

If it's so easy, why isn't everyone doing it?

Great question, In short; they are. Businesses change hands every day, but because there are no 'for sale' signs outside (like homes) we don't realise they're changing hands. Private Equity have been doing this model from before time but now it's time for the everyday person to own them too.
